Free Roof Takeoff Builder

The Free Roof Takeoff Builder at /free-roofing-takeoff-builder lets you calculate a complete roof takeoff from your measurements without signing up. It covers roof areas, ridges, hips, valleys, barges, spouting, underlay, fixings, and custom components - with waste allowances and pitch calculations applied automatically.

Getting started

1. Go to the Roof Takeoff Builder.
2. Choose Guided (step by step with explanations) or Fast (all measurements on one page).
3. Select a supplier to load their component library and pricing, or use the QuoteCore+ default components.
4. Enter your measurements - roof area, pitch, and linear measurements (hips, ridges, valleys, barges, gutters).
5. The engine calculates quantities with waste applied, pitch adjustments, and pack sizes.
6. Review the full results breakdown.

What it calculates

• Roof area components - underlay, iron, tiles, membrane (area-based, with pitch adjustment when measuring from a plan)
• Linear components - ridges, hips, valleys, barges, spouting, flashings (length-based)
• Quantity components - fixings, vents, downpipes (count-based)
• Custom components - any material type with your own units and waste

Each component shows quantity, pack size, number of packs, unit price, and total cost (if supplier pricing is available).

Measurement modes

• Plan - measurements taken from a 2D roof plan. The engine applies pitch adjustment to calculate true roof surface area and lengths.
• Actual - measurements already reflect true roof surface values. No pitch adjustment is applied.

Supplier integration

When a supplier has published a component library on QuoteCore+, their components and pricing are available in the builder:

1. Select a supplier from the supplier picker (or use the QuoteCore+ default).
2. The builder loads that supplier's components, pricing, and unit system (metric or imperial).
3. Results show real prices from the supplier's price list.
4. Click Send to Supplier to email the supplier your full takeoff.

Send to Supplier enquiry

The enquiry modal lets you choose an intent:

• Detailed Quote - ask the supplier for a full formal quote
• Order Request - place an order for the listed materials
• Pricing Question - ask about pricing or better rates
• General Enquiry - something else

You can include or exclude quantities, pricing, and a link to the result page. The supplier receives the full takeoff breakdown by email.

Print and PDF

Results can be printed or saved as PDF directly from the browser. The print layout includes all components, quantities, and totals.

Convert to Quote

If you have a QuoteCore+ account, click Convert to Quote to import the takeoff into your workspace as a new quote. You can then edit it, add labor rates, generate customer quotes, and send it to your client.

Units

The builder supports metric (m, m2), imperial (ft, ft2), and roofing squares (RS, linear ft). The unit system is determined by the selected supplier's configuration.

AI agent and developer access

The takeoff builder is accessible to external AI agents and developers:

• Calculator schema - read the JSON schema to understand supported inputs
• GET calculation - construct a URL with query parameters, the server redirects to a stable result page
• REST API - POST a JSON body for programmatic access
• MCP server - Model Context Protocol endpoint for AI tools
• OpenAPI spec - machine-readable API specification

All interfaces use the same shared calculation engine. No authentication, cookies, or JavaScript required for GET calculations.
